A round trip plane ticket, hotel, rental car, etc. just to view properties that you like on paper could end up costing you $1K - $2K.

My wife and I were able to listen to the book together on a long plane flight.

LuisI just posted the below today to a different investor with similar questions.From my 40+ years in cash flow investing, I have never been a fan of jumping on a plane and buying in other parts of the country.  

We are planing on investing in Vegas Nevada.

For tax and estate planing reasons I am not sure that a quit claim deed was the best way to handle this.

Thanks to all for the comments.As Greg Adlington comment I should give a little more insight to the deal.The 12 family is cashing out positive, over 10% cap rate, fully rented, no repairs need it for now, rents are a little low so there is some room for improvement, not planing to live on the premises, just buy and hold, no second mortgage from seller,  My credit score is 775, I paid off my major credit card every month, no car note, no mortgage, just renting for now; counting rent which is my biggest expense my Debt to Income Ratio is 31%, I am self employed, got a little LLC and have all tax papers, banks statements to prove income and that sort of things.Does any other members have some preferred lender experience in Chicago, IL area?

I know that having a slight negative cash flow might be fine for your investing style if you are planing on leaving after the first  year.

My current plane is a conventional mortgage 20% down.

If it's not worth booking a plane ticket for, it's probably not a deal you should pursue.  

I am planing to have all of his workers sign lien waiver before I make the final check. the issue is he's asking much more than on the contract now plus the loss he claim on theft.
