In this way I can still capitalize on market gains and show I have easy to access funds.Would a seller go for this or does it literally need to be liquid "cash" sitting in a checking account?

Unfortunately,  everyone does not have the financial support of "friends or family"  they can borrow thousands of dollars from for a down payment,  some people are literally on their own...

Every agent represent his/her client and do what's in the clients best interest.If another offer was coming, there is high chance that the seller has seen your offer but doesn't want to answer even with risk of your withdrawal I submitted a full price offer with financing and the listing agent told me on the phone she's out of town celebrating her birthday ;)I knew right away that another offer is coming.Sure enough, on Monday I've got request of "highest and best".Leveraging by my offer, she sold her listing to another agents buyer for cash and higher than asking price.If the agent knew that price is to sell, she doesn't have to accept your offer right away.....it's in her client best interest to wait - she knows what kind of activity there is on the listing....if there were like 10-12 showings in the first day, no way she'd advice her client to accept the first offer - she knows the listing will be sold higher than asking price.Comissions has nothing to do with that - it's literally few dollars for the difference in price.

Agreed, I did not mean for it be be taken that literally, hence “border criminal” but predatory is a much more accurate term.

This house interests me because I feel that the standalone garage (literally an actual building with a garage door) can be converted to a 1 bedroom studio (I'd estimate $20k), and the "den" can be drywalled making it an enclosed master bedroom.

Helens OR I think this has some merit in your areas were new construction cost out strip what rents will garner plus these are literally bullet proof  :)maybe you grab some dirt there that is not too expensive and set these up maybe like a little MHP type thing.. his 8 plex I believe he is stacking them.. very common in Denmark they stack them 10 high.Also I have been picking up lots in Richmond CA  ( formerly and presently the hood) with ideas of putting these on the skinny lots.
