FYI, my agent/PM has mentioned that I'm not supposed to be in direct contact with other agent (who happens to be the buyer) so one of my considerations is to request tenant balances to be added to sale price if numbers don't turn around in the next couple of weeks. 

The developer is your buyer, either directly or indirectly. 

@Kevin KlaasIRS rules prohibit any direct or indirect benefit between an IRA and a disqualified person such as you or lineal family.There is no means to mix IRA funds in a property you wish to use personally in any way.Your IRA could joint venture with or lend to an unrelated investor on a deal they are doing.

I've been doing the best I can but currently don't have the $$ to be putting out in direct mail which is frustrating cause I know it's all  about the leads. 

Actually... it does indirectly takes into account cost of money.

It works in our case only because I spent several months visiting the town we invest in, directly making contacts and setting up a "team on the ground".  

I would like to meet this new tenant and introduce myself, problem is I do not have the phone number of this new tenant and he is refusing (indirectly) to give me the tenants number until he talks to her first.According to him the tenant does a live in job and he’s saying she’s not always home and he doesnt know when she will be home next.
