I think pre harvey it was def turning to a seller's market and actually anything above 600-700k and up are still lagging But anything sub 300k...man it has been active!

hello guys I'm new to bigger pockets and pretty new to real estate investing I did a couple of flips back in 07 and 08 that worked out well but since the crash I have not done anything since, I'm looking to get into buying to flip and buying to rent out, I guess things have changed since then, I have very little money like $4000.00 any suggests on where to start would be greatly appreciated for this 60 year old young man who really wants to get into the real estate business. thanks guys

For sure the property needs inspection and will need more repairs to get it appraised at a higher value but my goal though is to hold for cash flow, and according to the tenants that live in there they are happy with current conditions other than the water heater, the tenant is a handy man himself and does his own maintenance mostly unless there are big problem fixes.
