Taking on a huge capital cost to avoid a small monthly cost that is also a very tax friendly write off.Boilers are one of the most efficient sources of heating, you could likely gain higher returns by charging slightly more for all inclusive units.Just my 2 cents, from an out of market investor.

While not "all inclusive" here's a list of "pros vs. cons" for properties at this price point:Pro'sMore Affordable for usIf I make a mistake, it will be a smaller mistakeMore cash flowCon'sHard to get lendingYour expense ratio is higher (if you replace a ceiling fan, it costs the same if the property is worth $20,000 or $200,000...so the RATIO is higher at this price point)Your class of tenant is very differentMight be hard to get a property manager at this price point (and other vendors too)So while I was able to make a profit on these houses when I invested at this level I don't invest at this level anymore.

More importantly, the title report tells you whether or not you are not only buying something free and clear, but details that you might not know that affect the property (easements, special assessment districts, inclusion in a redevelopment zone, etc.)You don't even have to prepare a contract as escrow instructions suffice for a simple deal in California.

If carpet pads are going to be replaced in a 2000sqft home well, you'd have to be under .60/sqft (All-Inclusive) to not run over the $1200 deposit.

In Utah you have an AITD (All Inclusive Trust Deed) with a promissory note, but it's different in Mortgage states.Interest rates on a wrap should be comparable to any other seller financing terms you can get in your area, since it's just a seller financing method.Feel free to PM me if needed
