Trying to make claims on small stuff will get you dropped from your current carrier and keep other carriers from insuring you. 

But don't delay getting it rented or sold over small stuff or things that can be done WAY WAY faster by a contractor vs you.- With that said, double the timeframe the contractor gives you AND at least triple it if you do it yourself.

We have small lots in an ocean front community and everybody has some kind of rock(we had lava rock- I hate that stuff).

Stuff like historical use on utilities, list of near-term CapEx and how to pay for it, anything that is trending the wrong way in operations.4) If you know enough about property operations, I've told people to make the monthly conversation with the mgr something to the effect of: "What 3 things are we going to do to increase NOI?"

His TV and cats are gone but it appears the rest of the stuff is still there.

Eventually went to Goodwill for my clothes, ate bologna sandwiches for lunch for years (I don’t/won’t now, lol), cut my own hair (still do, because I don’t have a lot of it anyway), we refinished garage sale furniture and sold it, we shoveled driveways, then got into online sales of dvd/blurays (still do it) weekends and nights sending stuff out.

You do a lot of stuff on this forum, so I believe your claim on this deal.

I like individuals as well, so long as they aren't overburdened with too much other stuff.

No one teaches this stuff.
