You gotta realize too that Mt Ida is just a hair east of the middle of no where so you might not have a lot of buyers if you ever tried to unload it.

You don't have to have the lump sum at closing.The bad news - You do have to have the lump sum before the end of your 180 day exchange period which starts with the date of the closing of your sale.You could sell the note on the secondary market but an unseasoned note is going to take a huge hair cut.The way you can make it work is that the note as well as the down payment go into your exchange account. 

Unfortunately all I got was a gray hair for each and no nickel!  

And be sure they sign at the bottom of that inventory affirming they acknowledge those items are in the unit and they will be charged should any of them be broken or not there upon leaving

Sometimes I get in meditation, visualizations, and affirmations (I try to follow the miracle morning) other times I get distracted by emails.Then read a few posts on BiggerPockets and try to make a couple of comments. 

Than when I am planning a vacation all hail breaks loose, tenants are moving in and out, stuff is breaking, hair is clogging drains, don't hate on me ladies, but starting to appreciate bald headed women!

can you do it.. i guess any thing i s possible.. can you pull your hair out and lose money hand over fist yup.obviously we are in a 5 to 8 cap market right now for assets that will acutally perform .. your looking at a 17 cap... market is pricing for riskyou don't live there.. 

Then go wash that hair, and you'll understand that prejudice much better.Personally, I really dislike facial hair.
