@Tanner Lewis, is right, if you want to consolidate all of that debt into one loan then place all the debt so it is secured by the property, sell the property and 1031 into another property with one loan.

I will be taking a residential loan from my TSP since by my calculations that would save me a lot of money on interest and give me good equity.

I have some ideas about how to make this possible (partnership, private loans, refi/heloc, or combination)...But what would you do in my situation, if you were starting your portfolio from the beginning in 2024?
