My main concern is regarding cost-basis and future capital gains tax when I ultimately sale the property. 

I could still access equity through the HELOC for future expansion and the rent would cover HELOC interest payments while I stabilize future assets. 

Hit me up when you get to this point.Haha yeah, I think we’re all out of a job once AI gets to this point though… who knows what the future holds.

@Brandon Burch it's funny how people don't actually answer the question you were asking...The answer is no, refinancing will not negatively affect your ability to sell, refinance, get a heloc, or anything in the future.

Make sure you have a strong idea of what assessments are coming up and that future assessments can be quite hefty and unexpected.
