If you just grab a PM because someone said they were good, they have a spiffy web site, or they have the lowest advertised rates, then you are setting yourself up for disappointment.

You DEFINITELY do NOT want to count on a turnkey/wholesaler guy/gal to tell the numbers for an area, because you will be sorely disappointed. 

(The sofi loan is a 7 year amortized loan and we paid a lump sum back that wasn't used in construction).So, I start shopping for lenders for a permanent mortgage and am disappointed how much lenders want in fees, closing costs.

So after being disappointed by the bank's unwillingness to negotiate realistically on foreclosures lately, I decided to start venturing into some of the more proactive methods that you read about in the books and try to locate vacant/derelict properties myself.

The fine print does state that seller reserves the right to cancel at any time, so I am disappointed that I wasted some time but understand that this possibility is always on the table.
