This is why I am looking so heavily into this option.I just bought the building two months ago and have yet to write new leases so I will be having to completely write customized leases for this building anyways, would not be much more work from my perspective to customize for utilities; however, it is very possible that there will be disagreements.

But if you're just concerned about his honesty in general and/or that he may be taking shortcuts with the rehab on the one house you're buying from him, you should be having an inspection done that would reveal any issues as far as that goes.

Rich,As I had mentioned in PM with you and with TC, the way I would believe it best handled is to have a thread where you can post that you are aware of a BP member who has behaved in ______ (some disgraceful manner); send PM with subject line "more info on BP deadbeat, please" to obtain info.This removes any public flogging, and also removes the "explanations" (read: excuses) that would be posted in reply to any direct airing of such matters.You can see in my sig that I have info on such a BP member (I did not get ripped off, but many lenders did by this member), and that I will share via PM.
