Investment and Banks How did you add value to the deal?

We just sold our first house and made 150,000 we now live traveling on the road but want to invest that ASAP so it’s not just sitting in the bank Into real estate but don’t know where to start.

Most of my tenants just do an ACH payment through their bank.

If for any reason, the Prospective Tenant(s) fail to complete all move-in requirements by the above listed date, the Landlord will return the property to public offering and the entire binder sum will be forfeited to the Landlord for expenses including, but not limited to, lost rent, holding costs, advertising costs, and marketing costs.

What many fail to recognize is the media and their source of information continues to feed this fallacy (mostly because they charge you to be a part of the community) and it will not end well for many.

Thats at least how most PM's pitch their business' - owners have bills to pay as well, in the case here the PM failed to secure the rent payment but still took their fees out of the security deposit. 

May I know what lender or banks for HELOC do you use for home equity line of credit or equity line of credit on rental properties?

Got a quote for $4000 but it failed in underwriting.

I went to a local bank today and my only option is an in-house loan.
