My accountant seems to be very knowledgeable & diligent, but it seems that the deeper we delve into the nuances & interpretation of the specifics of the tax code, the more unfortunately my tax liability increases.By the way, I should have mentioned in the details of my initial post that while we are 'buy & hold investors', in this specific case, the property was held for < 1 year - we sold into a market that had a voracious appetite.

The Special and Broad cover more types of losses and are typically a replacement cost basis rather than a depreciated settlement but make sure of that as that part can be endorsed on or off.With all of that being said markets are different and appetites from carriers are different around the country.  

In MA, some of the local banks might be willing to work with you, but will they have the heft, experience and appetite to underwrite $90MM?

Just cosmetic fixes like paint, flooring, and others is the extent of my appetite for now.

There are trades for any risk appetite.

"Invest in what you know" is great, but it does not lead to a properly diversified portfolio given my age, goals and risk appetite.
