This is concerning because someone who urgently needs to live in a home can outbid us and submit their interest to the trustee, effectively pushing us out. 

HB 24-1098, titled – CONCERNING PROTECTIONS FOR RESIDENTIAL TENANTS, AND IN CONNECTION THEREWITH, REQUIRING CAUSE FOR THE EVICTION OF A RESIDENTIAL TENANT, has been passed in Colorado and signed into law.

Yeah, that is my concern that it will be platform wide and not just limited to CA.I really don't see a problem with having it all broken out. 

Playing on a poster's stated concerns to set up a pitch to divorce them of their savings is reprehensible behavior!

Your gain and tax is determined by the net sales price ($240K ish) minus the adjust cost basis ( your purchase price plus capital improvements and minus depreciation).A bigger concern though would be that if you are wanting to do a 1031 exchange you probably should not refinance right before a sale. 

If the PM has an office and staff, I'd be concerned that they aren't returning your call. 

I'm not concerned about being held liable (at least I don't think I should be), but this is a huge inconvenience.

My concern is could there be further damage inside the wall.
