If you don't have any leads or don't know where to start here are a couple suggestions: ask brokers who people use for debt, find a mortgage broker as they have access to different buckets of capital, use a website like CoStar to look at closed transaction over the last 12 months and see who they used for debt.

The rent to price ratio here almost matches the RTP ratio of the C class areas but the main trade off you experience with access to better tenants is that the taxes are higher.

So if the notes currently $2.3 million at 8%, the current ow er can advertise the property for sale at $2.8 million with $800k down and $2 million loan assumption with interest rate of 10%.
