These days, I hear there are apps that can transfer money quite easily (Venmo etc) although apparently I'm on the old end of the Millennial spectrum and thus no longer understand technology.I'm glad that you did the research to make sure this was legit.

If you can't pull down a deal on a 25,000 sq. ft. factory building, don't look at such properties, if financing is harder for you on a 40K sale price, might look at 65K properties, there are deals to be had throughout the price spectrum. :)

Sure, we need to be aware of the extreme end of the spectrum and be prepared for it but making decisions based on worst-case scenarios isn't the best outlook on life, in general, and if you do the upfront legwork of screening your tenants properly and avoid buying properties where worst-case scenarios are more likely to occur, you will be fine the good majority of the time.
