Some of them come for personal tours of the properties before purchasing them, and others have done enough business with us that they are satisfied with some photos and videos.On the other hand, I have some US-based investors that will not only hire their own inspectors, but also call up local police stations, news stations, schools, etc to get a super solid idea of the neighborhood and property before committing.

Far too much risk, especially in a 4-plex, where I could lose other tenants.I screen tenants for a large complex as part of my HOA President duties, and the credit score thing has resolved police incidents by 99%.I always show a property with existing tenants in them, so I would never do a self-showing.

I stopped by some of the old neighbors only to find out that the new tenants are holding the neighborhood hostage by calling the police on the older gentleman next door because of his dogs barking.
