That said, I ended up passing on that type of location for my first STR and instead bought in Greenville SC where there is a good mix of appreciation and STR cashflow that is not wholly dependent on tourism.

Perhaps I am one of the Crazies LOL but I see the state of Fla ,Certain parts of Tex and Arizona as being " Gods Waiting Room " To me a majority of the Fla State economy is based on Retirement , Hospitalty , Tourism and Service industrys .

It's a very volatile business environment there with much higher risk, much harder to get financing, the economy is based almost entirely on tourism, etc.
