It's unfortunate that wholesalers and penny investors have scared property owners off with these types of campaigns fishing for lowball deals.  

I call them hobbies.Things like baseball, bodyboarding, fishing, hiking, playing golf, being outdoors, playing craps in Vegas and of course real estate.When I am engaged in these activities they bring happiness and joy to my life.

I think that mailers is a long term, fishing numbers game.

I didn't want to suck up a bunch of my time with a mobile home renovation since I've got bigger fish to fry (parks), so I sold the unit to a friend who is getting into mobile home flipping for $3,500.

Not sure why, can only assume they're busy and I'm a small fish in a big pond. 

As much as I hate to say it - it's a beautiful area and I have some great memories of going to visit, fishing out on the Potomac, and going into DC for a baseball game.
