I would encourage you to look outside of Austin since going there shouldn't be too difficult if you need to do something in person, you can even drive some of the areas yourself and do your own evaluation of it. 

I haven’t personally homesteaded yet due to how disgusting the place was and all the work/money that’s needed to be put into it to get it livable.

I think a big missing piece from the puzzle is where are you at personally with your income. 

Lenders will often still want to see a personal balance sheet.The problem with a SMLLC that is disregarded for federal income tax purposes is that you may decide to bring on partners or flip to an S Corp a few years down the road. 

We tell them to sign in with their personal account information and all is good.

You may also want to ask when a member must be a guarantor of the loan, if a hard or soft credit inquiry is done, and if the loan reports to personal credit.cheers!

It seems often that people will dwell on books, articles, podcasts and other sources and really just need a bit of personal motivation by peers to get out there and take that risk to start gaining those Street Smarts.
