The way you are doing it is fine except it requires you to then issue a refund check at the end of each year for one month's rent to adjust for the overpayment of rent through DD.

The edges on laminate eventually peel up, and if it gets wet, that just speeds up the process. 

Sometimes you might use a HML for speed of closing, if that is that is what will win you the deal, since a bank would take longer.

Let them handle all of the headaches, claims, ticketing, if you want to automate, rates, rate adjustments, peak rates, etc.

@Christopher Canning real estate wholesalers generally care about price (i.e. who has the highest net price to them), speed (i.e. who can close the fastest) and certainty (i.e. who has the least risk with their transaction).
