So, another 7 months have gone by, and my bank informed me that I had a deposit: one of those 3 investments closed, and I got back about 61% of my original investment.

I am supposed to send them the earnest money deposit ($3k), but I have not received any info on how/where to send it.

With other minor wear/tear the $700 deposit is not going to cover it.  

I have my tenants take it to my bank and deposit it directly into the account.  

I can't seem to find a builder that will quote me anything less than $200 a sq foot around here or even look at my plan without a hefty deposit.  

I also used them to perform a few maintenance issues, which was paid out of the security deposit and 1st months rent they collected at the lease signing.  

( any deposit paperwork from the current landlord would do for as far back as you need to show that indeed they have been receiving rent for those months)How will the current Tenant's security deposits be treated upon sale?

@Shiloh Lundahl- question starting off did you use some of the non refundable option deposit to help with downpayment to purchase?.

If you do need one of these have it professionally maintained and possibly charge a night deposit.

We also do monthly direct deposit, though I am finding we are a rarity.
