It has to do with the visual presentation of the mail piece.Once they open it, they are not going to not read it because it is printed.They open the envelop they will read it!

Most areas cash flow pretty well, but there are some areas that look attractive on paper and seem okay with the visual test, but the areas are actually headed in the wrong direction and property values/rent are decreasing due to crime in the area, etc.

If you're getting interest (second showings) but no contracts, it's because the buyers are on the fence and can't make the jump -- staging helps them better visualize the space and the agent bonus will push the agent to take some control of the situation.

Might have to do with their software taking all comps nearby despite several not really being made available 365.pros - quickly pull nearby comps to get a visual idea of the top performing properties and what numbers to expect (by ignoring outliers in the mix).AirDNA:cons - occupancy in most cases seems to be underestimated when I compare to real-world STR owners.
