A lot of times if you uncover something major, you are helping yourself by putting them on notice because then the agent, if it's listed, has to inform the seller and they know about an issue and must adapt to that, meaning everyone else will find the same thing.

Some stuff worked for him, some stuff didn't until he adapted it slightly to fit his personality and work ethic.Over my career I saw a lot of guys with little education earning $100K plus, back when that was serious money, it's still 2 1/2 times the average in the US.

@Chris Frydenlund - the metrics you find some of us using on BP are just a quick test for whether a property is worth pursuing or not...you have to take what we might be using (and I don't use them actually) in our respective markets and adapt it for something that makes sense in your market.

It takes time and practice to get comfortable and there is always something new to learn, but I think following a system has helped me focus and become automated so that tackling the learning curve and making adaptations is never that difficult.

We agreed to an addendum later.So a few months gone by and in the last few weeks, the new dishwasher and washer are in, no glitches, he even hired my recommended handyman to do the install, who at the same time with my instructions relocated the junction box, as well as changed out the existing hot water valve to a dual valve instead of the messy adapter tees and connectors.
