I've done some "Expedition" travels, on and off road, consider the terrain, The Outback and Forrester (have a Forrester) are good for mild off road, even rougher than some forest roads, if you have deeper ruts, mud ponds or such, get a truck.

If you are accepting pets you need to be very cautious to verify what kind of animal they actually have -- a lot of people will tell lies to get undesirable pets into units.

Someone told me the first time it feels like you are trying to run through mud.

but at least there is more incentive to NOT leave your name in the mud when it also affects their bottom line.

We're looking at small multifamily properties, and so as the price goes up, rent per door can't keep up due to people's incomes not rising, so that squeezes the cap rates into undesirable territory for us. 

On-paper-cash-flowing areas can be usually undesirable areas, and this is true for DFW too.

Flipped a mobile home into a log cabin complete with poplar tongue & groove wood on the inside, D-log on the outside, converted a cement porch into a game room, added a mud room, metal roof and a very large river rock courtyard with firepit. 2.

I find it a little comical because by the end of the week, the total gain on it will be almost $8,000 on a property I bought with 15k down, and that is not even taking into account the other 9 spaces paying rent.The moral of the story, if you want to break into the investment game sometimes you have to get your hands in the mud and make the most out of every opportunity.

If there is an area where all the homes are around $30k....that probably tells you A LOT about how desirable (or in this case, undesirable) that area is...

I did some searching of prior threads on here, but wasn't able to get too many solid answers for what I'm looking for, so I'll tell you as much as I can think of here about the house and the paint job: -Its a 1700 sq foot, 2 story house that's just had new drywall installed on over 3/4 of the walls (we demo'd most of the ceilings for new wiring and insulation and a lot of the walls were pretty messed up, so it was easier to go over them with new drywall than to attempt to float them smooth with compound, etc.) and the walls that were left original were pretty straight and any cracks in them were patched, mudded and sanded smooth by the drywall guys.
