I've been searching properties for a variety of ideas for almost two years now and never pulled the trigger.  

If you could pick one or two neighborhoods in these two states to buy a long or mid-term rental property $1mm or under, which would it be and why?

This option feels like a good one except I have no idea if I’ll hate being a landlord.

I haven't heard of any landlords making a claim, so have no idea on how easy the process is.

If it's your first one and it's a heavier rehab, it's definitely a good idea to get a GC.

I also looked at the old posts and google and haven't had any success with this topic.
