You then ask if you should credit her 50% of her original fee which you have already credited her in full.What it sounds like is that you extended her lease AND her option so it is unlikely that you will get her to agree to pay any more for an option that she currently holds.When that lease extension runs out, make sure it is plainly spelled out that there is no more purchase option without another deposit and that only the rental contract is being extended if you choose to extend it.As far as long-distance rental maintenance or PM company that choice is up to you.
