Oliver is not currently a great  neighborhood but I believe with the development the city and Johns Hopkins is pushing in the area make it a good long term bet.

You're probably more likely to lose money on the 2% rule than the 1% given the fact that it's going to push you into marginal areas in today's market.

@Rita Lo Arlington is a great area for STR's but they have been discussing pushing limits on STR's here but the state of Texas constitution protects home owners property rights basically stating you can do whatever you want with property that you own.
