It's never a bad time to buy if you can purchase below market value.

@Nate Pucel The depreciation basis for a rental property includes the purchase price plus the cost of renovations and improvements that add value or extend the property's life.

The equity gap can definitely be a challenge but there are still deals out there - typically with homes that were purchased in early 2022.
