@John Moorhouse This is a personal decision...my take is that it's a complete waste of time unless you can hook up with a high volume and reputable partner you'd be finding deals for...you need to have a 2-way relationship and learn...that said, if you want to be a successful investor, the odds of that happening as a wholesaler are near zero...it's not a good way to enter the industry, but some folks see it as a necessity.

While you can find the numbers that work for you AND you're certain the seller is in dream land, that doesn't make an urgent necessity for the seller - - in fact, they sometimes just withdraw the listing.The knack of closing the deal is getting the agents to negotiate a price that fits all parties.

In acquiring this way ,I would get  great deals and avoid quiet title necessity by getting the owner to sell quit claim which was better than him losing the property with zero zilch for it.

Then we ranked everything from 1-5. 1 denoted basic essential living expenses, such as food, property taxes, and such. 2 was for the almost essentials - things like phone. 3 was for non-essentials that we really enjoyed. 4 for non-essentials that we enjoyed a bit, but not really enough to justify the expense. 5 was for things which were a flat out waste of money, that served neither necessity or pleasure.

Be the sole provider for your familyYou will have no choice but to overcome your fear, because it no longer a necessity, or something you want to do...it is something you MUST do because it is now about survival and not just your own but the survival of those that depend on you.Although I certainly do not reccomend this method I can tell you it worked for me :lol: I'll tell you what lies on the other side of fear...OPPORTUNITYBut it is very funny how this fear game works because you do not see the opportunity if you are standing on the side of fear, therefore you do not know that it exists.
