Of course my wallet has a vote in this as well. 

If you can afford hardware on the cabinets a simple silver/nickel finish would really give a nice modern look.

I went to my other contractor who did it for $200 all 7 doors and offered to put on the hardware (ie doorknobs).

I'm assuming full interior paint, and engineered hardwood downstairs and carpet upstairs (maybe carpet throughout per comps) and perhaps some updates with counters and hardware.

Some mediocre/fossilized realtors will advocate spending $$$ on a website, print ads, mailers, or all that other passive nonsense after you have a few deals under your belt and cash in your wallet.  

Then spent about $4000 on make-up, fixing the water heater, light fixtures, kitchen cabinet hardware, closet doors, and a few other small line items. 

I have a fix up background, watched some video's, rented a big sander at the local hardware store.

The shorter route can also work but IMO, at a much greater expense to your wallet, your conscious, your "higher self" and your quality of sleep at night.
