I am trying to decide between doing the BRRRR method while living in one half and renting out the other or building a duplex from the ground up.

Especially when Pittsburgh is home to homes that are typically built in the first half of the 19th century.

Hard Rock takes almost half the income (acting as property manager) and we do get 28 free days a year (hardly used).

We'd basically be going half.

As a regular LTR, I'd be lucky to get half that. 

Let's assume that's half of the people in a market.

The agent that helped us purchase the other half of the townhouse called us immediately when the listing came through.
