In my experience, most of the local banks in Augusta will want to do business with someone local, not out of owners.

Up to this point, this is how I understood Nevada LLCs: Nevada LLCs can maintain a level of privacy because the state allows for the formation of anonymous LLCs, meaning that the owners' names and addresses do not need to be publicly disclosed.

Currently a majority of the existing mixed use buildings have the commercial space shuttered with the owners just biding their time until the real estate prices make sense for them to rent out or sell - or they are just asking way too much in rents for any businesses to survive for very long.

In this specific case, as several pointed out, the risk has gone up and so the price should go down.BUT, there is so much more to consider.1) How long has the seller owner the property?

The property owners suffering the most are those that have a roof older than 15-20 years, or those that are in flood zones, both of which can be easily mitigated in your search
