There are statutory limits to how much of a late fee can be charged, but I think $10 is too low to fulfill it's purpose.As others have advised, it's wise be firm, especially since the tenant has only been there just over a month.

I’d rather make investors repeat investors then not fulfill a promised return on investment.

Need to think about whether we would want the interest only/contract considered fulfilled on our deaths to be assumable.
