No matter what market you select, you need to spend a lot of time there getting to know the market and the “players” in that market.Which of these markets can you get to easily and often?

You can easily do this on a spreadsheet, and it will take less time to track than finding and learning new software.

I am 35 minutes away (roundtrip over an hour) on a Friday night and heading north from MA to NH would of easily double my time getting there. 

I have expanded one park but purchased 9 overall and I will tell you that you can get a much much better deal buying existing and scaling it.New parks are extremely time-demanding and take a lot of capital.

Do that and the deals will start finding you.I'd also consider expanding your search.

Cloud brokerages are everywhere so eXp and Real and the big boxes are all over Bergen.

If you can't meet all of the other code requirements easily, it almost certainly wouldn't be worth the hassle to add another bedroom to your space.Bedroom Access. 

The panel should come off easily. 

But, can you then EASILY find a Buyer who will pay you more?
