It may take some searching to find good candidates for this method because I often wait in between my deals coming available in the smaller markets but then 3-4 might come available at once.

Anyone have any experience with this second method ?

We currently have 2 duplexes and looking to expand our portfolio by using the BRRRR method.

However, I can’t condemn a method of financing that has proved successful in many of not most instances in allowing participants to accomplish their goals because it’s being misused by some disciples of irresponsible real estate “priests” 

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

Easement by necessity is state to state each has their own rules and its not cut and dry as I have found out over the years.. but I will let Peter answer  he is the expert.

If you haven't caught up, here's the tl;dr - I acquired a bunch of properties last year with a turn key company called Own It Detroit.

We used the notebook method with everyone and most suggested a new rent higher than the one we had in mind.

Regarding a method to hold the money while you search for a deal, I would consult with your trusted attorney to keep you out of an orange jumpsuit!
