Personally I think if you marketed it right and came up with a realistic investment education course that could serve both invertors and home buyers strictly motivated to get a home to live in educating people so they buy more sensibly is in everyone's interest in the long run.Plus if you charge a reasonable fee for providing your course then you might succeed in increasing your own investment budget.It might prove temporarily distracting but then game is that you create a much needed product which can be used and implemented nationwide.Con: when it comes time for you to sell your own property you might add to the number of better educated buyers which might offer you less than what you might get presently, maybe a toss up!

I work full time as well, have a family and I'm a newbie -- it does take some time management but I've found that if I prioritize what I need to accomplish in order to make my RE goals, I eliminate the things that distract from that.
