We sat on this a couple months before we ended up deciding to rehab it verses demoing it.

Put more money into demo then it will actually cost.

This would include re-doing the roof, replacing windows, some demo/replacement of kitchen/bath but no "major" plumbing/electrical. 

@David DenzyI watch a lot of investment joys channel on you tube and he got a bunch of trailers from a park being demoed.

The owner of the subject property was/is in no rush to sell but finally came around and put a premium price on this tiny, 1-level ($11K demo cost) duplex.Thanks for helping the BP community with advice to focus on fundamentals. 

They also did a little demo work.

Checked with the seller's agent, and she said she had called the city and there was no demo order at the time of signing the contract. 

There is still strong demand for partially updated units which keeps the prices high enough that demoing existing housing stock is not profitable. 

@Miles Yang Have you tried to explore turnkeys out of state?
