As an investor, I prefer the less cute homes for less.  

I am assuming 10% vacancy, 10% repairs.A couple things just came up during inspection and I will likely try to get a lower price but I don't think I will be able to get it.Should I just go for it anyways? 

I don’t go over the top but it means a lot to him that I give the son a couple hundred bucks too.

I had to figure that out myself as well a couple of years ago haha as already mentioned, first things first, make sure you feel financially stable and secure.

It was bought off MLS.While I won't have final numbers until we list in the next couple weeks, and actually sell, I will say for us, it is hard to find deals.  

Look at all the rentals like yours in the area and undercut them by 10-20% for the next couple of months at least.
