I work in local government specifically in Parks & Recreation and the job is a lot like the show; very uneventful and there are countless hours of downtime.

I talk about & put out countless content about the risks associated with these types of assets.

Then throw on top being a "Mecca" of Bio-Tech, HQ of countless in the medical, financial and insurance industries, and a "capital" location for engineering.

I've lost countless hours of sleep worrying and thinking about what ifs all to realize I can pay the mortgage every month even if I never get a renter in there so... who cares? 

He had countless projects that he could show me before/after photos, initial cost thought to do the rehab, and post cost.

He spent countless hours screening contractors and finally found me one that would do it at almost half the price of the other bids.

It goes against the principles that have made countless real estate investors rich for generations.  

I also have friends who are hedge fund managers and I understand just how rigged that game really is.

I have a day job but I spend countless hours a week working on my real estate business and this is with two people I have on my payroll working on our real estate investments and half a dozen people around the country some working full time on our real estate deals. 

Those pencil pushers need to keep values up to keep their huge salaries, pensions, and countless paid days off.
