My core criteria seems to keep coming back to areas with solid school systems which expands to several other suburban areas close by (wheaton, bolingbrook, etc).

Outsourcing a core part of your business really isn't going to fit very well long-term for a sponsor. 

It does not matter where you start as long as you develop your Core 4.

Are you just using the free information available that core logic has or using a paid subscription to their services?

Their location is so good and I think urban living in Seattle will just get more compelling. 

We have only done a few of these as there are not our core competency.
