I can find out whats important to them and what they need or want... but with a realtor involved there are a lot of unknowns and lost in communication issues.Ok... so my questions are: How do I propose this to a realtor and have it actually work?

I have been in communication with him the entire time, and am by no means blowing him off. 

There are definitely major differences - PM's that are absolutely focused on communication, are more hands-on, etc. 

If they don't communicate with me about the rent being late, I also serve a 5-day pay or quit notice on the 2nd.I was asked by my current tenants, when I interviewed them, whether or not I gave a "grace period" because their last landlord did.

We had communicated on multiple occasions that we would continue paying rent through our lease if we needed to.

Start here, and build your foundation so that you are educated and can communicate to other note investors and possibly find mentors.

My LLC is registered via a 3rd party and my name is not anywhere on the articles of incorporation (as I am trying to keep some privacy but also have that wall between tenants).With this being said, after you transfer your LLCs from your personal name to an LLC, I understand you cannot change the terms of the existing tenants lease, however, is there some sort of short and simple communication I can give the tenants letting them know that the home has transferred ownership and that their lease agreement held up and house under XYZ LLC? 

Great way to give back to the community just make sure you protect yourself w good lease and upfront communication (language barriers?)
