Roger's main business does not bleed over into his club, unless you specifically ask him about it.

I made the mistake of venturing into higher priced homes in my area and had to turn it into a rental to stop the bleeding as there were 40 properties in the development sitting for 6 months to a year. 

Bleed the radiators so all are functioning and make sure the pressure is up and setting is proper on boiler, you could have a air lock keeping the water from circulating the way it should up to second floor. 

I like Neal Bawa's overall approach...find "big" cities everyone is talking about, Tampa, Indianapolis, etc, then go find smaller cities just outside of those.As the bigger ones grow and become more expensive, people will bleed out into the surrounding areas.

You can collect an option fee to stop your bleeding and have your monthly payment covered with a buyer who has an ownership mentality.

If you do not know your market at the street by street level, you will almost certainly be sold over-priced junk that will bleed you dry.

Our realtor says its a common expectation when renting a basement ADU in an old house, but the common-sense in me says that I wouldn't rent it with that much sound bleed!
