I've used Buildium for 5 years now and love it -- (can find many of my posts to this effect...ha) Love the one stop shop aspect - financial reports, online payments, ease of advertising vacancies, paying owners online, online application, basic website, background checks, automatically pulling financial transactions down etc.Curious what your perspective is.

On page 1, it says the lease renews every year automatically.

People randomly reach out to me all the time, so I don't think that is automatically a red flag, maybe you were meant to meet?

Account Closed I deal with this all the time and was told by our legal council that if they have not approved them within the thirty calendar days, then the tenants are automatically approved.I would check with a HOA attorney down in south Florida to confirm. 

Then I will stop my automatic deposits to my brokerage account for 3 months and use that money to pay it off.Thanks again for the responses. 

Oh- and you'll need to do it every 5yrs as the call will not automatically renew.I do seller financing most times and am paying my commercial loans off.

Most provide an inbound-lead email address that dumps the emailed data into your database and then based on certain rules can automatically email them, text them, notify you or your team, etc.I don't remember the stats off the top of my head but for online lead conversion, you've got to contact that person within minutes.

Have you reached the automatic pilot stage yet?

Asking price can be high or low, so paying more or less doesn't automatically mean you got a good deal.I don't buy distressed properties because I don't have time to rehab.
