Land trusts are use for anonymity, 1031s are used for difference of tax.

Your business structure needs to take into consideration tax consequences, risk tolerance, total assets, type of investing, short term goals, long term goals, anonymity, partners, raising money now or in the future, borrowing money, etc.  

@Pat Bruton The maximum protections in Texas are Series LLC's with anonymity trusts.

The property was technically purchased from an anonymous trust, but Elite Invest LLC handled all the sales and communications, as well as the rehab.
