@Tammy Garst there is a specific, detailed study report you would need to achieve financing of such project, and generally city/county approvals on build. 

I am really driven to get properties, but just figuring out the market i can target.

Focus on building a business model that outlines your value proposition, target market, revenue, cost structure, and key activities/timeline.

When I ran my initial numbers, my target acquisition was actually 165k.

Is the PMI on the 203k removable once 20% equity is achieved?  

It didn't work because the TV covered a 13 county area and most leads were out of my target area.

@Kong Yong Get in your car, drive down every street in your target market, write down the address of the houses that look like they are in bad shape, get on property records and finding the mailing address of the owner, mail them....

So, our target audience is people who have cash, but unable to pull the trigger coz they're scared and don't know anything about where to get started.
