I am also reading the section 1231 regarding net operating loss (NOL) and wonder if the leftover could be carried back on the last 2 years of tax return?

My capital has been ready for about a year now, but I’m still trying to figure out exactly where to invest within ATL.I’m specifically looking for Class B properties with strong cash flow potential for a BRRRR strategy, but honestly, it's been a bit overwhelming to narrow it down.If any rockstar agents have suggestions or know of properties that fit this criteria, please ping me!

Suggestion: AVOID LIKE THE PLAGUE.I never received my order, no eta, and the only response I received was dated 10/21 saying they’d contact the manufacturer for a status.
