Originally, I was looking to do only LTR (I have 24 units) and have now decided to join forces with two incredible women who are looking to start at STR property management business in our vacation tourism hotspot of a town.

Plus, the Las Vegas tourism business continue to do well due to its adaptability.

Tourism is the name of the game here in Real Estate.

Real estate would be more expensive but assuming constant mountain/city tourism I could see a greater ROI. 

Compare this to countries like China, Vietnam, Taiwan Hong Kong etc which have had past pandemic experience and the population largely more compliant, those countries have nearly defeated the virus.

Regarding the hospitality industry, the growth in number of tourism arrivals is quite strong and source markets are diversifying.

As for Electrical, aluminum wiring is a red flag not seeing it can't be used but it has greater chances of malfunctioning and causing a fire vs copper(aluminum was used more in the Vietnam era but this is just precaution), make sure all electrical work is grounded (you can tell if the receptacle are 2 prong and not 3), Service and Panel size would also need to be adequate if you plan on adding more rooms and circuits(I recommend at least 150 Amps).
