not in any market. there are DSCR loan coverage on plenty of deals. we build ground up I could send you a lenders underwriting of the triplex we build here that someone can get a full return of capital on within 8 months. that's in columbus. maybe not buying existing, just change your strategy. open your mined. go to some conferences. don't buy in bad locations. we are doing deals within 1 mile of the urban core of columbus all day long. land here is a buyer's market there's more than 6 months supply and it's 22 times cheaper than land in miami fl where I also do deals in.

End of the day though you can still buy existing homes there for less than replacement costs and until that changes you will continue to have very little competition from new builds.

@Alex RodgersGet the rent on my Bay Area SFH up to market rate, may do MTR one of the rooms (existing tenants are okay with this), raise rents on existing tenants in mult-unit (a little difficult since it's under rent control so for 2023 could raise it 3.6%), raise rent on existing tenant Class A Indianapolis home (still figuring out the amount, don't want to scare away a great tenant).

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.
