A huge mistake I see is people investing too much time and money into over systemizing their business when there isn't even the flow of leads and deals that warrants all of that automation and systems. 

Buying warranted, performing notes with the money you pull out is about as easy as you can expect to see.

When you say you have done most of the work, what part of the selling agent's work do you feel you would have done that would warrant a reduction in the selling agent's commission??

What I hope to do is reassure the neighbors that I'm going to be a "good neighbor", and make them comfortable enough to give me a call if they notice something odd with the property that doesn't warrant an immediate call to the cops, fire department, etc. 

I know a lender in Florida that lends on non-warrantable condos.

Check comes (in person at the box usually) on the 6th like clockwork (which would normally be late for anyone else).The goal is to get the money, be reasonable but firm in most cases, and empathetic where it's warranted. 

There is a very small amount of counter space so I don't believe it would be that expensive however I am also unsure if it would warrant an increase in the rent. 

You should be able to know if the condo is warrantable at the time of purchase, otherwise you would not be able to get a loan on the condo.
